This architect-led design and build (D&B) model places the architect in charge from the earliest concept stages through to the completed construction and beyond with post occupancy evaluations and lifetime management guidance. Instead of handing drawings off to a separate contractor and hoping the vision carries through, the architect remains responsible for guiding decisions, coordinating the team, and protecting the design intent at every stage. On larger projects our value is mostly in our ability to engage and coordinate large groups of disparate consultants and end users, to inspire them with the possibilities of the project and then manage the inevitable negotiations between their often-contradictory goals. 

On smaller scale domestic projects our best value comes when clients need something clever or want something special. in terms of our retrofit work our best achievements often come from not building anything new but simply rationalising and revitalising existing buildings to work harder for their owners. 

Some people believe that by working with a single contractor from early in the process (even if involving an architect) you might limit the competitiveness in the market by not allowing competitive tenders to be sought. Artel31 are always completely open book in our tendering and invoicing and welcome clients engaging other professionals to act as a client’s representative if they don’t feel able to do the checks themselves. 

Furthermore our contracts in no way limit your ability to competitively tender the designs later in the process. We welcome the opportunity to show our competitiveness in the market. We only build about 10% of our designs with the rest being competitively tendered via our tender list of exemplary builders and contractors. 

A recent client raised a concern that the process removes checks and balances. However, in reality, accountability is clearer because one team is responsible for coordination throughout rather than shifting responsibility between parties. It works across the construction scales aiding both larger commercial project and smaller residential schemes where collaboration and understanding become fundamental

Choosing the right delivery structure for your project is incredibly important, we try and balance the need for price certainty with a desire to design better buildings for our clients, the communities and environment in which they sit and the planet as a whole.
